203(k) Consultant Fort Lauderdale: HUD-Approved Renovation Loan Consulting

203(k) Consultant in Fort Lauderdale

HUD-approved renovation loan consulting for Fort Lauderdale lenders, borrowers, and real estate professionals across Broward County.

Broward County Housing Is a Renovation Market

Fort Lauderdale’s housing stock tells you what a renovation file is going to look like before you open the front door. The land-boom bungalows in Sailboat Bend and Victoria Park date to the 1920s. Then comes the wave that defines most of Broward: concrete block and stucco ranches built between the 1950s and the 1970s, spread across Coral Ridge, Imperial Point, Melrose Park, and Oakland Park. Flat and low-slope roofs. Jalousie windows. Terrazzo under three layers of flooring.

Those decades also carry predictable problems, and they are the ones that turn into change orders when nobody scopes them up front. Cast iron drain lines at the end of their service life. Aluminum branch wiring in mid-1960s through 1970s construction. Polybutylene supply piping in later builds. Roof-to-wall connections that predate modern wind standards. A renovation loan scope that misses these is a scope that gets amended later, with the borrower and the lender both absorbing the delay.

For Loan Officers and Lenders

What you need from a consultant is a file that moves and documentation that doesn’t come back.

  • A Federal Credential Your Underwriter Can Verify: Michael Al is a HUD-Approved 203(k) Consultant, HUD ID P1984, approved since 2019 and listed on the HUD consultant roster. Any FHA lender originating in Florida can work with that credential.
  • Complete HUD Documentation: Every engagement delivers the work write-up plus the required forms, including 9746-A draw requests, 92577 change orders, 92700-A, and 92300. Nothing arrives at underwriting half-finished.
  • Scopes Built From Construction Experience: Licensed Builder in the State of Michigan since 1994 and a Certified Master Inspector. The write-up reflects what a house that age actually needs, which is what keeps a contingency from being consumed in month one.
  • Draw Inspections Scheduled Directly: You reach Michael, not a dispatch queue. Draw visits are scheduled directly and reported back so funds release without a gap in the construction timeline.
  • 11 Renovation Loan Types: FHA 203(k) Standard and Limited, Conventional, VA, USDA Rural, Fannie Mae HomeStyle, Freddie Mac CHOICERenovation, and more. One consultant across your renovation pipeline instead of one per product.
  • Response You Can Plan Around: Same-day phone response. Email inside one business day.

For Borrowers and Buyers

If you’re buying a Fort Lauderdale house that needs work, the consultant is the person who decides what the renovation actually includes, and what it costs.

The work write-up is the itemized scope your contractor bids against and your lender funds. It’s produced after a full walk-through of the property, and it’s the document that determines whether a surprise becomes a line item now or a change order later. Draw inspections follow during construction, verifying that the work a contractor is billing for has actually been completed before money is released.

On fees: work write-ups start at $1,000 and increase with the size of the project, following the HUD 203(k) consultant fee schedule, up to $1,400. For projects with repair costs above $140,000, pricing is quoted directly. Draw inspections are $375 plus mileage per visit. You pay for the work write-up upfront, directly to the consultant. From there it’s your choice whether to roll the fee into your loan and be reimbursed at closing.

Fees and payment timing are the two questions that come up on every first call. Both are laid out in full, with the current numbers, in our 203(k) cost and process guides.
